The competitive environment on the housing market: features and trends
The features of competition and the competitiveenvironment development in the residential real estate market are considered. The calculateddata of concentration level indicators of the in the residential real estate market in Tomsk since 1998till 2010 and the features characteristics of the residential real estate market by its segments are given.The factors that determine the competitive environment are considered. The existing approaches toevaluation of commodity markets concentration are analyzed. The trends and factors effecting thecompetitive environment have been consedered. The predominant types of competition in differentsegments of the residential real estate market and the trends of concentration increasing in primarymarket leading to change of oligopolistic type of market structure into type of monopolistic competitionare revealed.
